Brochures talk about clubhouses, views and amenities. All that is nice, but you live inside the flat, not inside the brochure. So when you visit, pay attention to details that will affect your daily life.
Check room sizes honestly. Can your current bed, sofa and cupboards fit without blocking doors or windows? Empty rooms always look bigger—imagine furniture inside, not just open floor.
Look at natural light and ventilation. Are there windows in each room? Do they open fully? A bright, airy flat feels better and reduces dependence on lights and fans during the day.
Check for damp patches, cracks, badly finished corners and water stains. These can signal hidden issues that may cost money later.
Think about noise: can you clearly hear traffic, neighbours or lift sounds inside the bedrooms? Visit at different times if possible.
Finally, pay attention to practical things like plug point placement, bathroom sizes, kitchen layout and storage options. These less glamorous details actually shape how comfortable life will be after you move in.
